Ask Housebook
Not sure what's wrong?
Describe it in your own words. Housebook knows this house — where the shutoffs are, what's installed, and who to call.
Information, not professional advice. In an emergency, call 911.
Your chats from the last 30 days are kept on this phone only.

🔐 Access codes
Door keypad, lockbox, garage, alarm, gate, and where the spare key is. Locked and encrypted, and they open only with your password. They never appear on the guest page or emergency sheet, in Ask Housebook, printouts, shared documents or emails, and Hello Housebook can't see them.

Maintenance
Home maintenance
Small jobs that prevent big repairs. Tap the circle when one's done; tap a task for how-to.
Add your own task
"Done" is saved on this phone only. Calendar reminders arrive on the first of each month a task is due, at 9am.
Deep cleaning
Not the everyday cleaning: the seasonal jobs that are easy to forget and keep the house (and the bedding, carpets and appliances) lasting longer. Tap Done when you finish one.
Deep cleaning is optional. Turn it on for a schedule of seasonal jobs (spring clean, bedding, mattresses, carpets, windows and screens) with reminders. It's off by default to keep things simple.
Want to add your own (like "steam-clean the sofa")? Use "Add your own task" in Maintenance and choose the type "Deep cleaning." Calendar reminders include maintenance and cleaning together.

Insurance profile
Insurance profile
The details insurers ask about, ready when you shop for a policy or renew. Updates and safety features often lower your premium, so make sure your agent knows about them.

Updates & renovations
Add an update
Your updates are saved on this phone and included in the insurance summary.
Opens your phone's print screen; choose "Save as PDF" or share it with your agent. Discounts vary by insurer, so ask which ones they offer.
Systems & lifespan
How old each system and appliance is, compared with how long that kind usually lasts. "Plan ahead" means it has about 3 years or less left compared with the average for its kind, so there's time to budget and shop before it fails.
Lifespans are typical averages; real life depends on use, maintenance and water quality. Replaced something? Tap "Replaced it" so the age resets.

Paint can lids, tile or flooring boxes, faucet and light fixture labels, or the receipt: the details fill in for you.

New appliance or system
Bought something new? Snap the label with the brand, model and serial number and Hello Housebook fills in the rest. It then shows up in your lifespans, gets its maintenance added to your schedule, and the AI knows how to troubleshoot it.
You can pick up to 4 photos of the same label.

Documents
Warranties, insurance & receipts
Your policy, warranties, receipts and house papers, read for you.
How it works
Snap the paper (one photo per page) or pick a PDF from your email. Hello Housebook reads it: what's covered and for how long, what isn't, deductibles, and how to make a claim. It warns you before a warranty runs out or your insurance renews, and you can ask "is this covered?" Keep the house papers here too: the survey, deed, certificate of occupancy, septic plan, flood certificate and town permits.
➕Add a document
Up to 6 photos of the same document, or one PDF (5 MB max).

Improvements & taxes
Improvements & cost basis
Big upgrades you can show receipts for can lower your taxes when you sell.
How it works
What you paid for the house plus improvements (a new roof, a remodel, replacing the furnace) is its cost basis. A higher basis can mean less taxable gain when you sell, but only if you can show the receipts. Repairs and upkeep don't count. Receipts you mark "Home improvement" show up here on their own.

The purchase
General information, not tax advice; a tax professional can tell you what counts in your situation. Keep improvement receipts until at least 3 years after you sell. This page is private and never goes in the house book.
House history
House history
Your log book: the maintenance and to-dos you've finished, and upgrades to the house, newest first. Save it as a PDF for a buyer, an appraiser or your insurance agent.
Selling the house?
Download the house book for the next owner: emergency steps, every system and appliance with its age, manual and care, the maintenance record, history and paint colors. It opens in any browser, needs no account, and leaves out your bills, to-dos, insurance policy and Wi-Fi password.
Your home file
Download everything saves one .zip with your home file and every receipt, warranty, permit and manual. Download my home file is just your entries (tasks, to-dos, contractors, appliances, paint, bills, history), small enough to email yourself.
Moving?
Your plan and price come with you; there's nothing new to pay. In order, when you're ready:
- Keep a copy: Download everything. Handy when questions come up after the sale.
- Optional: give the buyer the house book. Your call; nothing private goes in it.
- Set up your new house: a fresh walkthrough, with your contractors already waiting in it.
- Close this house once you've moved. It's kept 30 days, then deleted completely.
Leaving Hello Housebook?
Delete your Housebook: everything about this house is deleted 7 days after you ask (email info@hellohousebook.com before then to undo). Download everything first if you'd like a copy.
